Some of our latest projects

A selection of installs and retrofits from the last two years — homes, hotels, clinics and one very stubborn Victorian.

Hotel HVAC maintenance programme

A 240-room hotel running eleven rooftop units, four of them original to 1998. We took over the maintenance contract in March, mapped every zone, then replaced the worst offenders one weekend at a time. No floor ever went offline and no guest was moved.

Client

Harbourline Hotel

Scope

11 RTUs, 240 fan coils

Duration

11 weeks, phased

Completed

March 2026

Outcome

24% lower summer energy use

A head tucked high on the wall, so the original plaster stayed untouched.

Multi-zone cooling for a 1912 Craftsman

No ducts, no soffits to hide them in, and a homeowner who would not lose an inch of ceiling. Four ducted mini-split zones went into the attic and crawlspace instead, each one balanced room by room against a manual load calculation.

Client

Private residence

Scope

4 ducted zones, 11 rooms

Duration

9 days

Completed

August 2025

Outcome

No plaster cut, one access hatch

Six rooftop units replaced over one weekend

A print shop that cannot stop the presses on a Monday. We staged the swap around a Friday shutdown: crane on site at 6am Saturday, all six curbs adapted and units set by Sunday afternoon, controls commissioned before the first shift.

Client

Bayline Print Co.

Scope

6 rooftop units, new curbs

Duration

52-hour shutdown

Completed

October 2025

Outcome

Zero production hours lost

Retrofit · Alameda

The cold-climate heat pump, sized at design temperature rather than rule of thumb.
Retrofit · Alameda

All-electric heat pump conversion, gas removed

The owners wanted the gas line capped for good. That meant a heat pump that still works at 28°F, a water heater to match, and a panel with room for both. We ran the load calculation twice before quoting — the house now runs on one meter.

Client

Private residence

Scope

Heat pump, HPWH, panel work

Duration

6 days

Completed

February 2026

Outcome

Gas service permanently capped

Clinic ventilation upgrade to 6 air changes

Four exam rooms and a waiting area moved from two air changes an hour to six, with HEPA filtration on the return. Work ran in the evenings, room by room, so the clinic never cancelled a day of appointments.

Client

Fruitvale Family Clinic

Scope

5 spaces, HEPA return

Duration

3 weeks, evenings

Completed

January 2026

Outcome

6 ACH verified after balancing

Kitchen make-up air rebuilt without closing

The hood was pulling harder than the building could replace, dragging cold air down the dining room and tripping the pilot on the range. We rebalanced the exhaust and added dedicated make-up air, working in the gap between services.

Client

Casa Marena

Scope

Hood rebalance, make-up air unit

Duration

8 days, split shifts

Completed

May 2026

Outcome

Not one service cancelled
